Our Construction Management Division provides a fee-based service providing an experienced and objective approach that supports our client’s best interests through the construction project, from initial concept to final construction closeout.  At Hayes we typically break a project down into four main phases: design, bid, construction, and close-out. The services provided, but not necessarily limited to, in each phase are briefly outlined below.

Design Phase: Throughout the design of the project, we provide the owner with critical information and guidance to ensure that the design matches the owner's original intent, program and budget. The “value engineering” service Hayes provides their clients in this initial phase often results in tremendous savings. Hayes also provides agency coordination for their clients such as preliminary platting, permitting, etc.

Bid Phase:  This entails managing the bid process from start to finish.  We determine the optimal number of bid packages for the project to maximize participation and competition.  We then compile and distribute all bid packages.  Hayes then conducts pre-bid conferences with the prospective bidders to ensure they understand the bid documents and the construction schedule; circumventing any misunderstandings.  Assistance with the bid evaluation and award, contract coordination and execution is also available.

Construction Phase: Hayes manages the entire construction process, including all contractors, ensuring the compliance of the project design and schedule. Hayes provides contract and change order management to ensure minimal cost and delay to the project.

Close-out Phase:  The focus during this phase is assuring that the client receives all materials, services, and training required.  Services such as contract close-outs, financial guarantee coordination, permit close outs and final plat recording are just a few of the services available.
