1200 Madison Project is
a 17-story residential building for Holland Partners with ground floor
retail and two levels of below grade parking. The residential component will
include 237 apartment units with floor plates just over 13,000 SF. The
ground floor retail contains 6,797 SF fronting Madison St. and wrapping
around the corner onto Minor Ave. Three residential unit flats will front
Minor Ave. with the residential tower lobby entrance entry separating the
retail from the residential. The two levels of below grade parking contain
108 stalls. Open space amenities include at grade, third floor level and
rooftop gardens and terraces. There will also be indoor amenity spaces for
the residents such as a fitness center, entertainment room and storage
lockers. The structure is post-tensioned concrete slabs with concrete cores.
The building enclosure system includes brick, architectural precast concrete
panels, window wall, and metal panel systems. The total extent of the
project will have an overall gross square footage of approximately 227,700.
This is the first new apartment construction on “Pill Hill” in 35 years.
J. R. Hayes performed
the mass excavation for the below grade parking along with the installation
of underground utilities to service the site. The Hayes work also
included structural excavation and backfill, shoring support and many other
small sitework components to assist the general contractor in maintaining an
aggressive completion schedule. Along with this sitework, there were many
unique challenges to overcome due to the location and the large amount of
populace found in the area. With our combined experience these
challenges were met head on in the early stages of construction, resulting
in early milestone completion and excellent jurisdictional relationships.
